The measurement that decides everything

A 20×24 window is not an egress window

This is the single most expensive misunderstanding in basement finishing, and it catches homeowners and contractors alike. Michigan Residential Code R310 requires a net clear opening of 5.7 square feet. Net clear opening means the actual unobstructed hole a person can crawl through when the window is fully open — not the rough opening in the wall, not the outside frame dimension, and definitely not the glass area.

The code also sets a minimum height of 24 inches and a minimum width of 20 inches. People read those two numbers, multiply them, and assume a 20-inch by 24-inch window passes. It does not. That produces 3.3 square feet — a little over half of what the code demands. Those are independent floor limits, not a recipe. To actually reach 5.7 square feet you need roughly 20 inches wide by 41 inches tall, or 24 inches tall by 34 inches wide, or any combination that multiplies out past 820 square inches of open air.

This matters because the difference between those two openings is a much bigger hole in your foundation wall. A compliant basement egress window in a standard 8-foot block wall usually means a cut roughly 40 to 48 inches wide and 50 to 60 inches tall once you account for the frame and the sill. That is a structural opening. It needs to be shored while it is cut, headed correctly above, and it drives the size of the window well outside — which is why the well requirements exist at all.

Already have a basement window? Bring a tape measure down and open it all the way. Measure the clear hole, not the frame. If the number lands under 5.7 square feet, an inspector will fail the bedroom regardless of how new the window looks. We cover the fix on our egress window replacement page.

An egress window is not really a window job. It is a small structural job, a drainage job, and a permit job that happens to end with a window in it. Skipping any of those three is how homeowners end up with a wet basement and a failed inspection in the same month.

What West Michigan does to a window well

An egress window that would last thirty years in Arizona can flood a Grand Rapids basement in its first April. Three local conditions drive every decision we make on site.

Frost. The Michigan Residential Code sets the frost line at 42 inches, and Kent County builds to it. The area runs somewhere near 140 freeze-thaw cycles in an average year — the ground doesn't freeze once and stay frozen, it cycles, and every cycle works at anything buried shallow. A window well backfilled with the same clay that came out of the hole will heave, pull away from the foundation, and open a gap at the flashing. We backfill with washed stone for that reason, not because it costs more.

Soil. Grand Rapids sits on glacial deposits, and they are not consistent across the metro. East of the city — Ada, Cascade, Lowell — the glacial till runs heavy in clay that barely drains. North toward Rockford, Sparta and the Rogue River corridor you get sandier ground but often a high water table. Neither one lets a window well drain by itself. A well is a bathtub sunk against your foundation; if the bottom is not tied into the footing drain or a dry well, roughly 38 inches of annual precipitation and 75 inches of snowmelt eventually finds the inside of your basement.

Age of the housing stock. Heritage Hill alone holds around 1,300 houses dating back to 1844, and Eastown, Creston and the West Side are full of pre-war homes. Those foundations are not uniform block. They can be fieldstone, rubble, brick, or clay tile, and cutting a 4-foot opening in one is a genuinely different job than sawing a modern poured wall. We look at the wall before we quote it, and we will tell you when a wall needs an engineer rather than guessing.

Process

How a typical install runs

Most single-window jobs are a one to two day install, plus permit lead time on the front and an inspection on the back. Here is the honest sequence.

Site visit and measurement

We measure the wall, check the floor-to-sill height against the 44-inch limit, find the utilities and the grade outside, and confirm whether the wall is block, poured or rubble. Quote comes from that visit, not from a phone call.

Permit

Egress windows always require a permit in Grand Rapids. Applications go through the Development Center at 1120 Monroe Ave NW. If the house sits in Heritage Hill or another local historic district, a Certificate of Appropriateness has to clear the Historic Preservation Commission first — plan on four to six extra weeks.

Excavation

The well hole is dug outside, usually to about 8 to 12 inches below the finished sill so the drainage core has somewhere to live. Landscaping and hardscape come up carefully where we can save it.

Shore, cut, head

The wall gets temporarily supported, then the opening is wet-cut with a concrete saw to keep silica dust down, and a header carries the load above the new opening. This is the step that separates a real installer from a handyman with a demo saw.

Window, well and drainage

Buck framed and sealed, window set plumb, well anchored to the foundation, then the gravel core and drain connection go in before any backfill touches it.

Backfill, grade, inspect

Backfill in lifts, re-grade so surface water runs away from the well, install the cover, and meet the inspector. You get the measured net clear opening in writing.

Do I really need a permit for one window?

Yes. Cutting a foundation wall is structural work, and the City of Grand Rapids requires a building permit for egress window installation. Surrounding jurisdictions do too, though the counter changes — Ada and Cascade Townships run permits through the Kent County Building Department, and East Grand Rapids has designated Cascade Township's building inspection services as its building official. Unpermitted work tends to surface at exactly the worst moment: an appraisal, a sale, or a rental inspection.

How much does an egress window cost in Grand Rapids?

Can you cut through a poured concrete wall?

Yes. Poured walls are actually more predictable to cut than block — the saw work is harder and slower, but the wall behaves consistently and the header detail is straightforward. Old rubble and fieldstone foundations are the genuinely tricky ones, because the wall's strength depends on stones interlocking and removing a section changes how the load travels. Those get evaluated individually.

Will the window well flood?

It will if it's built as a bare bucket in clay. A properly built well has a stone core running below the well bottom that connects to the footing drain or a dedicated dry well, plus grading that keeps surface water out and a cover that keeps rain and leaves out. In our soils that drainage detail is not optional, and it's the first thing we'd want to inspect on a well someone else installed that's giving you trouble.

How long does the whole thing take?

The physical work is usually one to two days per window. The calendar is driven by permitting — a straightforward permit can move in days, while a historic district review adds a month or more. Winter work is possible here; frozen ground slows excavation and adds cost, but it is not a hard stop.
